Nestled on more than 5 private acres of lush grounds, gardens, and mountain views, the estate offers exclusive use of the entire property. It is ideal for weddings, family reunions, corporate retreats, or large group getaways. Kids have room to play while adults enjoy peaceful porches, the hot tub, and the fire pit under the stars.

When you book Bluff Mountain Inn, you receive exclusive access to the full property — including the main house, bridal and grooms suites, game spaces, outdoor living areas, and the surrounding grounds. This privacy is one of the features couples and groups value most.

Configurations include king beds, bunk options suitable for children or additional guests, and a mix of private and shared bathroom access depending on the room.

Exact bed layouts can be confirmed at the time of booking. A crib and Pack ’n Play are available upon request, along with a high chair.

• Day-of event capacity: Up to 100–110 guests depending on package
• Minimum age to rent: 25
• Pets: Allowed with a pet cleaning fee (currently $500 — confirm)
• Security deposit: Refundable $750 (due prior to arrival)
• Smoking: No indoor smoking
• Accessibility: Front door ramp and accessible bathroom available
• Cancellation: 100% refund if cancelled at least 90 days before arrival; 50% if at least 60 days before; no refunds within 60 days (standard policy — confirm current terms)

Full house rules and the rental agreement will be provided at booking. Noise ordinances for Sevier County begin at 10:00 PM; we ask all groups to be respectful of neighbors.
